Mixed-Use Apartment Building

Located on an underutilized parcel in an otherwise charming downtown, this new mixed-use apartment building will provide much needed housing and new commercial space, serving the needs of the community in a modern contact that blends with the historic downtown. The overall scale, proportions, and exterior finishes are designed to mimic and complement surrounding historic buildings.

The sloped site presented challenges with the building’s layout and the limited site area presented challenges with providing adequate parking. To address parking challenges and to maximize space, the basement of the building includes a parking garage, accessible from a side street. Additional outdoor parking is available at the rear of the building. The basement also includes utility and bathroom space. A two-story commercial space, accessible from the main street, is located at the front of the building. Large storefront windows anchor the space.

The first floor of the building includes a mezzanine for the two-story commercial space, as well as a second commercial space that is accessible from an elevated courtyard that is set back from the street. The courtyard provides opportunities for the future tenant to use the area for additional outdoor seating. Community spaces on the first floor include a gym, package room, and an office for the building manager.

A combination of one- and two-bedroom apartments are located on the first floor, along with one studio apartment. Apartments are oriented to maximize light into each unit. The second and third floors of the building include a mix of one-, two- and three- bedroom apartments that are also oriented to maximize views to the exterior.

One- and two-bedroom penthouse apartments are located on the fourth floor. Each has access to an outdoor space. Planters and green space surround the area to shield the outdoor space from the street and minimize views into the apartments.
